Eight Steps to Building Your Dream Home
1. Contract:
The first step in building your dream home is meeting with an agent who will help you select a floor plan and homesite (we will also build a custom home on your lot, if preferred) perfectly suited for your needs.
During the contract stage you have the opportunity to:

Clearly understand the home’s price and any homesite lot premium.

Know the neighborhood construction standards. Not all features in the model home are standard, and they also may vary from neighborhood to neighborhood.

Receive your copy of the Warranty policy.
-
Prepare and review your sales contract.
-
Pay down monies and deposits.
-
Receive the name of your Site Manager.
-
Schedule your Design Center meeting, and your Plan Meeting, to personalize your custom options.
2. Mortgage Financing:
Cedar Knoll Builders is committed to helping with the financial home buying process. The average mortgage process takes approximately 4 or more weeks to complete, below is an outline of the stages of the mortgage loan process:

Application Pre-Qualification:
Please bring all items listed on the loan application checklist (see below) to this meeting. Meet with your lender’s representative to complete application. They will review your application in terms of income, debt, loan to value, etc. and order credit reports.

Processing:
Your lender will review documentation and request any additional information. They will request an appraisal of your selected home. Some interest rates may be locked in.

Underwriting:
Underwriter completes final review of loan package and makes the final decision or loan offer. Your processor will advise you as to whether your loan is approved, declined, or alternative financing is offered.

Closing:
Your realtor will contact you to set the closing date upon approval of your loan. You will need to bring a certified check for the down payment and closing costs, and you will sign final paperwork (for New Homes in a Community or Custom Homes built on our lot: check made payable to Beiler-Campbell Realtors) (for Custom Homes built on your lot: check made payable to B.K. Campbell Enterprises, Inc. T/A Cedar Knoll Builders).
Loan Application Checklist

Present landlord or mortgage company (name, address, amount of rent or mortgage payment). If at present address less than 2 years, former address(es) to cover 2 consecutive years.

Present employer (name, address, phone number, length of employment, position, salary, current pay stub, and W-2 forms from the last two years). If employed less than 2 years at current job, previous employer(s) and address(es) to cover 2 consecutive years. If self-employed, you will need at least two years' tax returns, all schedules, W-2 forms and current financial statements on business.

Other qualifying income, which must be verified, such as retirement or rental income, bonuses or overtime.

Bank accounts (last 3 months’ statements from all active accounts).

Year, make and approximate value of automobile(s).
-
Approximate value of your household and personal property.
-
Open accounts: auto, notes to banks, finance companies and credit unions, retail stores (name, address, account number, monthly payment and balance).
-
Face amount of each life insurance policy.
-
Child support or alimony, if applicable, with documentation of amount and duration of obligation.
-
Divorce decree or court order, if applicable.
-
If any judgment or bankruptcy has been filed against you, details and explanation of same.
-
Source of down payment/closing costs.
-
A check payable to your lender to cover the estimated cost of credit report and appraisal.
3. Create Your Dream Home:
Cedar Knoll Builders offers a premier Design Center that allows you to select from samples of interior and exterior options in one convenient location. The Design Center is where you begin to make the house you are buying into the home of your dreams.
Prior to your appointment:

We ask that you call to make an appointment through the Design Center Manager within 48 hours of signing your contract.

Please bring samples of any fabrics you’re trying to match to the appointment.

Your design consultant will help you finalize your interior and exterior selections.

Please note that a closing date cannot be set until all of your interior selections are finalized.
4. Plan & Contract Review:
After your design appointment, you will schedule a contract review meeting and a final Plan Meeting . We ask that most of your design selections be finalized at this time. Changes later in the construction process will be expensive and may cause delays.
During this meeting you will have the opportunity to:

Review your custom selections and pricing.

Review architectural drawings with your builder to finalize your personalized plans.
-
Review estimated time line for conclusion.
-
Make any additional payments due.
Also at this time:
-
Cedar Knoll Builders must have received a pre-qualifying letter from your lender in order for construction to begin). (Mortgage commitment)

For Custom Homes built on your lot, Cedar Knoll Builders must have received a copy of your Home Owners' Insurance Policy listing B. K. Campbell Enterprises, Inc. T/A Cedar Knoll Builders as additional insured.
Once completed:
-
Our architectural team produces the drawings needed for construction.
-
Our purchasing department orders the materials needed.
-
And our team obtains the necessary permits to build your dream home.
Please understand this process takes time to complete before construction can begin.
5. Prepare for Closing:
Approximately 2 weeks prior to closing, please arrange the following:

Relay the final sale price to your lender.
-
Have your insurance company contact your lender.
-
Get a final loan commitment from your lender.
-
Contact the utility companies and arrange for the utilities to be connected or transferred on the closing date. These include electric, gas, water/sewer, telephone, cable TV, and sanitation.

An insurance policy for your new home.
-
Certified funds to pay for closing costs on the date of your closing.
6. Final Walk Through:
Approximately 3 days before closing, you will meet with Cedar Knoll Builders to:

Confirm that your home is completed as specified in your contract.
-
Learn about the operation and function of the various systems in your home.
-
Review the Home Owners' maintenance guidelines.
-
Review your Home Owner Handbook and warranty information.
7. Closing:

Please confirm your closing date and location with Cedar Knoll Builders the day prior to closing.

Cedar Knoll Builders and/or a representative, your lender, and attorney or real estate agent will meet you for closing.
-
Please bring insurance policy for your new home and receipt of payment for the first year’s coverage.

Please bring certified check made payable for the final payments and closing costs for your new home (for New Homes in a Community or Custom Homes built on our lot: made payable to the title company) (for Custom Homes built on your lot: made payable to B.K. Campbell Enterprises, Inc. T/A Cedar Knoll Builders).
8. Warranty:
As part of the purchase of your Cedar Knoll Builders LifeTimeTM Home you will be provided with an industry leading comprehensive warranty that will be implemented by our Customer Service Department.
The Homeowners' Warranty will include:

If during the first year of ownership any additional concerns arise, contact our Customer Service Department to schedule an appointment.
